Scope
This Privacy Policy applies to personal information collected by us through the Site and related digital communications. It does not apply to third-party websites, platforms, or services that may be linked from the Site or used independently by users of the Site, even where those services support our business operations.

This information may be collected through cookies, analytics tools, advertising technologies, server logs, and similar technologies.
How We Use Personal Information
We may collect, use, and disclose personal information only for purposes that are reasonable in the circumstances and as permitted or required by applicable law.
Those purposes may include:

Rental Applications and Third-Party Services
We may use SecureForms, or a similar third-party service provider, to collect rental applications and related supporting information. Where a rental application is submitted through SecureForms, personal information may be collected and processed through that third-party platform so that we can receive, review, verify, and assess the application for rental purposes.
We may also use third-party services such as Google Analytics and Meta advertising tools in connection with the Site. These providers may process technical, usage, cookie, or device-related information in support of analytics, advertising measurement, audience building, or related website functions, subject to their own terms, private practices, and applicable law.
Cookies, Analytics, and Advertising Technologies
The Site may use cookies, pixels, and similar technologies to support site functionality, remember preferences, understand site usage, improve performance, and measure the effectiveness of communication and advertising. Some of these technologies may be provided by third-party service providers, including Google and Meta.
Google states that websites using Google Analytics must disclose the use of Google Analytics and how it collects and processes data. Google Analytics may collect information relating to the device or browser, first-party cookies, and IP-address-related data used to support analytics features.
Meta advertising tools, including Meta Pixel or similar technologies, may collect or receive information from the Site and related interactions in order to help measure ad performance and support audience and advertising functions on Meta platforms.
Most web browsers allow cookies to be managed, blocked, or deleted through browser settings. Users may also be able to adjust certain analytics and advertising settings through browser, device, or platform controls, although disabling some technologies may affect Site functionality.
Consent
By providing personal information to us, submitting a rental application, or using the Site, an individual consents to the collection, use, and disclosure of personal information for the purposes described in this Privacy Policy, unless consent is withdrawn where legally available. The form of consent may be express or implied, depending on the sensitivity of the information and the context in which it is collected.
Consent may be withdrawn at any time, subject to legal or contractual restrictions and reasonable notice. If consent is withdrawn, we may be unable to respond to a request, continue certain communications, or process a rental application or other submission.
Disclosure of Personal Information
Personal information is not sold. We may disclose personal information to service providers and professional advisors who assist us with website hosting, SecureForms, or other application-processing platforms, technology systems, analytics, advertising services, email distribution, legal matters, accounting, insurance, records management, and other business operations, provided they are required to protect the information appropriately.
We may also disclose personal information where required or authorized by law, including to comply with legal process, respond to lawful requests, investigate suspected fraud or security incidents, collect debts, enforce agreements, or protect our rights, property, or safety or those of others.
If personal information is stored or processed outside Alberta or outside Canada by us or by a service provider, it may be subject to the laws of the jurisdiction in which it is held or processed.
Marketing Communications
Where an individual subscribes to newsletters, requests updates, or otherwise consents to receive marketing communications, contact information may be used to send news, service updates, rental availability notices, or promotional materials related to our business. Commercial electronic messages must comply with applicable Canadian anti-spam requirements, including consent and unsubscribe requirements.
Marketing emails will include an unsubscribe mechanism where required by law, and unsubscribe requests will be processed within the time required by applicable legislation.
Retention and Safeguards
Personal information is retained only for as long as reasonably necessary to fulfill the purposes for which it was collected and to satisfy legal, regulatory, accounting, insurance, operational, and dispute-resolution requirements. When personal information is no longer required it will be securely deleted, destroyed, or anonymized in accordance with applicable retention practices and legal obligations.
We use reasonable administrative, technical, and physical safeguards to protect personal information against loss, theft, unauthorized access, disclosure, copying, use, modification, or destruction. These safeguards may include access controls, secure service providers, staff training, password protection, and other measures appropriate to the sensitivity of the information, but no method of transmission over the internet or method of electronic storage is completely secure.
Privacy Breaches
If a privacy breach involving personal information creates a material risk of significant harm, Alberta law requires notification to the Office of the Information and Privacy Commissioner of Alberta, and affected individuals may also need to be notified as directed or required.
Access and Correction
Subject to legal exceptions, an individual may request access to personal information held about them and may request correction of information believed to be inaccurate or incomplete. Reasonable verification of identity may be required before an access or correction request is processed.

The Site may contain links to or integrations with third-party websites, applications, or platforms, including SecureForms, Google, Meta, or other service providers. We are not responsible for the privacy practices, content, or security of third-party services, and users of the Site should review the applicable terms and privacy policies of those third parties before providing personal information or using those services.
